Ice Dams
Ice ridges, repeated icicles, ceiling stains, and uneven snowmelt can all be clues. We check the roof and attic conditions behind the symptoms and explain what may help prevent the problem from returning.

WHY ICE DAMS FORM
Warm air escaping into your attic can lead to ice dams.
When heated air from inside your home leaks into the attic, it can warm the underside of your roof and melt the snow above it. Melted snow runs toward the colder roof edge, where it refreezes.
Over time, ice can build into a dam that traps water and may allow it to seep beneath roofing materials.
Warm air escapes
Gaps around attic hatches, wiring, and other ceiling penetrations can let heated indoor air rise into the attic.
Snow begins to melt
Heat warms parts of the roof. Meltwater runs down toward the eaves.
Ice builds at the edge
The colder overhang refreezes the water. A growing ridge can trap additional meltwater behind it.
SYMPTOMS → INVESTIGATION → POSSIBLE FIX
What we look for, and what we may recommend
Ice keeps returning at the eaves
We check: heat escape, attic air leaks, insulation, and airflow.
Possible fixes: air sealing, insulation corrections, and ventilation improvements based on findings.
Water stains or dripping indoors
We check: roof edges, water-entry paths, and affected attic materials.
Possible fixes: targeted roof repairs and correcting the conditions that contribute to ice buildup.
Frost or damp insulation in the attic
We check: indoor moisture pathways, exhaust routing, and attic ventilation.
Possible fixes: sealing air leaks and addressing exhaust or ventilation defects.
Uneven roof snowmelt
We check: warm spots, insulation gaps, and roof/attic conditions.
Possible fixes: focused thermal-envelope improvements after inspection.
DURING YOUR INSPECTION
What we investigate
You do not need to diagnose the problem. We follow the clues, explain what we find, and help you understand the cause.
Attic heat loss and air leaks
Insulation and ventilation near the eaves
Roof details and signs of water entry
What we can inspect depends on safe access and the conditions at your home.
Possible solutions depend on the cause
Air sealing can help stop warm indoor air from leaking into the attic.
Proper insulation can reduce heat transfer through the ceiling.
Ventilation and exhaust corrections may also be needed. In some cases, roof repairs or other targeted improvements are appropriate.
We inspect the conditions in your home first, then explain which options may make sense. Removing ice alone may not prevent the problem from returning.
Every home is different. Recommendations depend on inspection findings; some corrective work may require a separate qualified contractor.
A clear explanation and a practical next step
We discuss practical steps for the cause we find, which may involve attic improvements, roof maintenance, or targeted repairs.
